Victorian homes were built for 1900 winters. Not 2024 summers.

There are over 750,000 Victorian homes in London. They were engineered brilliantly β€” thick walls, solid brick, tight construction β€” to hold heat in during harsh British winters. That same engineering is exactly why they become unbearable in summer. The heat gets in and doesn't leave. Like a pizza oven that took all day to warm up and takes all night to cool down.

Modern insulation regulations have made this worse. The better your home is insulated, the more effectively it traps summer heat. The energy-saving work you've had done β€” loft insulation, draught-proofing, double glazing β€” all of it helps in winter and works against you from June to September.

Top-Floor Flats

The most heat. The most disruption to your life. The clearest case for AC.

Heat rises. You're at the top. Your flat absorbs heat from the roof above and holds it long after the sun has gone down β€” which is why top-floor apartments are still uncomfortable at midnight when ground-floor flats are fine.

You know this better than anyone. You've spent summers drawing every blind by 11am, running fans that move warm air from one side of the room to the other, and lying on top of your covers at 2am wondering when it will get better. And every summer, it gets a little worse β€” because it is. Climate change means the UK's hot periods are now longer, more intense, and increasingly a health risk β€” not just a nuisance.

For top-floor flats, we often have the easiest route for pipework β€” directly up through the ceiling and out through the roof space or a riser. The outdoor unit sits on or near the roof. Clean, simple, and highly effective.

New Build Apartments

Newer doesn't mean cooler. New builds often get hotter.

Modern apartments are well-insulated β€” which is great in winter and miserable in summer. That insulation traps heat efficiently. Combined with large glass windows that face south or west, and you have a flat that becomes genuinely uncomfortable by June and stays that way until October.

New builds often come with management companies and strict rules about external modifications. We know this process well. We provide the full documentation, method statement, and equipment specifications that management companies need β€” and we handle the submission for you if needed.

Many new builds also have pre-prepared cable and pipework routes or utility risers that make installation significantly simpler than in older buildings. We'll identify these during the survey.

Studio Flats

One room. One unit. Total control over your entire space.

Studios are simple from an installation standpoint β€” and genuinely transformative in terms of the difference AC makes. When your entire home is one room, there's nowhere to escape the heat. A single properly sized unit changes everything.

We take care with placement in studios. The unit needs to sit on a wall that allows even distribution of air across the space β€” not blowing cold air straight at your desk or bed. We'll position it correctly during the survey.

Studios also present good opportunities for discreet external unit placement β€” often a small external wall section, a lightwell, or a side return. We'll find the best option for your specific building.

Penthouses & Large Apartments

Multiple rooms. High ceilings. A system that matches.

Penthouses and large apartments require proper system design. A single unit won't cover 2,500 square feet evenly β€” and getting this wrong is expensive. We design multi-unit systems that work together: each room properly served, each unit correctly sized, the whole system balanced.

For larger properties, we often use multi-split systems β€” one outdoor condenser connecting multiple indoor units. This reduces the number of external penetrations, keeps the outside of the building clean, and makes the system more efficient to run.

Premium interiors need premium installation. We match the specification of the job to the property β€” materials, finishes, discretion. Nothing is rushed, and nothing looks afterthought.

For landlords: a single AC installation can transform your rental's appeal.

Air conditioning is increasingly expected β€” particularly in the premium rental market. Tenants in London are willing to pay more, and stay longer, for a flat they can genuinely live in during summer. A properly installed system is a letting asset.
